Privacy Policy

Breadable, LLC (“Breadable,” “we,” “us,” or “our”) respects your privacy and is committed to protecting the personal information you share with us. This Privacy Policy describes how we collect, use, disclose, and safeguard information in connection with your use of the Breadable Rise platform (“Platform”). This policy applies to all users globally and is designed to comply with applicable data protection regulations, including the General Data Protection Regulation (“GDPR”) and the California Consumer Privacy Act (“CCPA”).
By using the Platform, you consent to the practices described in this Privacy Policy. If you do not agree with this policy, please discontinue use of the Platform.
1. Information We Collect
1.1 Account Information
When you register for an account, we collect personal identifiers including your email address and password hash. We may also collect your stated role (e.g., Wholesaler, Flipper) and target geographic markets if you complete our onboarding profile.
1.2 Usage and Analytics Data
We automatically collect data about how you interact with the Platform, including: property addresses and URLs you submit for analysis; deal scores, ARV estimates, and other analytical outputs generated on your behalf; session metadata including timestamps, page views, and feature interactions; and device information such as browser type, operating system, and IP address.
1.3 Payment Information
We do not store your payment card information on our servers. All payment processing is handled by Stripe, Inc., our third-party payment processor, subject to Stripe’s own Privacy Policy. We receive and retain only transaction metadata such as subscription status, payment confirmation identifiers, and billing email.
1.4 Communications
If you contact us via email or a support channel, we may retain the content of that communication and your contact information in order to respond to your inquiry and improve our services.
2. How We Use Your Information
We use the information we collect to:
- Provision, operate, and maintain the Platform and your account;
- Process transactions and manage your Subscription;
- Generate AI-assisted property analysis Reports on your behalf;
- Send transactional communications, including account confirmations and receipts;
- Improve and develop the Platform’s features, models, and data pipelines;
- Detect, prevent, and investigate fraud, abuse, or security incidents;
- Comply with applicable legal obligations.
We rely on the following legal bases for processing your data: performance of a contract (to deliver the services you have requested), legitimate interests (to improve the Platform and prevent fraud), and compliance with legal obligations.
3. Third-Party Service Providers
We engage trusted third-party vendors and sub-processors to deliver the Platform. Each sub-processor is bound by contractual data protection obligations consistent with this policy and applicable law. Our current sub-processors include:
- Supabase, Inc. — Authentication, user account management, and database hosting. Data is stored on infrastructure compliant with applicable security standards.
- Stripe, Inc. — Payment processing and subscription management. Stripe is certified to PCI DSS Level 1.
- Anthropic, PBC — An AI sub-processor used to power Breadable’s proprietary analytical engine. Property data submitted for analysis may be processed by Anthropic’s models pursuant to Anthropic’s data processing terms.
- Google LLC — Address autocomplete and geocoding services. Queries submitted through the Platform’s address input may be processed by Google’s Places API pursuant to Google’s privacy policies.
- Vercel, Inc. — Cloud hosting and infrastructure for the Platform.
- RentCast, Inc. — Licensed real property data provider. Property addresses submitted for analysis are transmitted to RentCast for data retrieval.
We do not sell your personal information to third parties for their own marketing purposes.
4. Cookies and Tracking Technologies
The Platform uses cookies and similar tracking technologies to maintain your session, remember your preferences, and collect aggregate usage analytics. You may configure your browser to decline cookies, but doing so may impair certain Platform functionality. We use Vercel Analytics to collect anonymized, aggregated usage data. We do not use cross-site advertising trackers.
5. Data Retention
We retain your account information and associated deal history for as long as your account remains active, and for a period of up to three (3) years thereafter for audit, legal, and business analytics purposes. You may request deletion of your account and associated personal data at any time by contacting us at privacy@breadable.com. We will process deletion requests within thirty (30) days, subject to any overriding legal retention obligations.
6. Your Privacy Rights
Depending on your jurisdiction, you may have the following rights with respect to your personal information:
- Right of Access: Request a copy of the personal data we hold about you.
- Right of Rectification: Request correction of inaccurate or incomplete data.
- Right of Erasure: Request deletion of your personal data (“right to be forgotten”), subject to legal retention obligations.
- Right to Data Portability: Request a machine-readable export of your data.
- Right to Object: Object to our processing of your data based on legitimate interests.
- Right to Opt Out of Sale: California residents have the right to opt out of the sale of personal information. We do not sell personal information.
To exercise any of these rights, please submit a written request to privacy@breadable.com. We will verify your identity before processing your request.
7. Data Security
Breadable implements commercially reasonable technical and organizational security measures to protect your personal information against unauthorized access, disclosure, alteration, and destruction. These measures include encrypted data transmission (TLS), access controls, and regular security reviews. Notwithstanding the foregoing, no internet transmission or electronic storage system is completely secure. We cannot guarantee the absolute security of your data.
8. International Data Transfers
If you access the Platform from outside the United States, your information may be transferred to and processed in the United States or other countries where our sub-processors maintain infrastructure. Such transfers are conducted pursuant to appropriate safeguards, including Standard Contractual Clauses approved by the European Commission where applicable.
9. Children’s Privacy
The Platform is not directed to individuals under the age of eighteen (18). We do not knowingly collect personal information from minors. If we become aware that a minor has provided us with personal information, we will take steps to delete such information promptly.
10. Changes to This Policy
We may update this Privacy Policy periodically to reflect changes in our practices, legal requirements, or the Platform’s features. We will notify you of material changes by updating the effective date above and, where appropriate, by sending an email to your registered address. Your continued use of the Platform following notice of changes constitutes your acceptance of the updated policy.
